Calabria Office & Retail Development - Bee Cave, Texas
The Calabria Office and Retail Development consists of an office
building and a retail building on two adjoining lots totaling 2.92
acres. Both buildings were built at the same time, and are tied
together by a courtyard. A unifying Tuscan theme was used for the
architecture, landscape plantings, and other site features.
The three story office building has 20,181 SF, with the top floor
devoted entirely to a health spa. The adjacent 9,984 SF retail building
is one story, surrounded by large oaks and other trees preserved
by the site plan. Limestone rock walls and tree wells blend into
the landscape and courtyard area.
This site is located in the Contributing Zone of the Edwards Aquifer,
a sensitive environment that is strictly regulated by both the State
of Texas and the ordinances of the Village of Bee Cave. For this
reason, D&A's Managing Engineer Steve Frost, P.E., designed
a low impact site with only a 58.6% impervious cover. Water quality
is provided by a re-irrigation system, which provides the highest
water quality treatment possible. The detention and water quality
ponds are screened from view by a free standing split face block
wall.
Doucet and Associates personnel have been involved Uplands Village,
the overall project, since its inception. Platting and design of
a lift station and water lines were done for Mr. Ken Carr for this
overall project, which includes over 26 acres and 11 different sites.
These sites front the south side of Bee Caves Road for over 3000
feet, and provide the gateway to the Village of Bee Cave. An interior
drive paralleling Bee Caves Road links each of these sites to the
other so that is not necessary for customers of one business to
leave the development to access another business. Each of the sites
was sold separately to local businesses, and developed separately.
D&A personnel worked on the design of eight of the eleven lots
within this development.
