Kyle Market Place - Kyle, Texas


Kyle Market Place is a 300-acre retail, commercial and residential project that is being designed as a transit-oriented development based along IH-35 and a planned commuter rail stop on the proposed Austin-to-San Antonio line.

The City of Kyle moved forward with a city-initiated Tax Increment Reinvestment Zone (TIF) to help fund $25 million in infrastructure improvements in the Kyle area, in particular the construction of FM 1626 and related IH-35 overpass and frontage road improvements. D&A is the prime civil consultant for the development project, a Rick Sheldon Real Estate venture. While paid by private landowners, D&A has assisted and often reported directly to the Kyle city manager for more than a year in the early land planning, mapping and formation of the TIF, and in the negotiation of agreements between various local governments. The TIF was approved in November, 2004 and the state broke ground in January, 2005 on its road improvements. A concept plan for the mixed-use project was approved by the City of Kyle.

Kyle Market Place is being developed by Rick Sheldon of Rick Sheldon Real Estate. Based in San Antonio, Mr. Sheldon has successfully developed residential and commercial real estate properties across Central Texas. Mr Sheldon was pleased with the level of performance he received from D&A, commenting, "Due to the talents of Doucet & Associates we were able to execute a joint County, City, TxDOT and private developer project in record time."
