Wal-Mart Stores Inc. has broken ground
on a 203,000-square-foot store in Pflugerville that officials say
will be by far the largest tax generator in the city. The $10 million
supercenter, which should open in early spring 2007, will bring
about 400 jobs and is expected to generate in excess of $500,000
in city sales tax revenue, a 25 percent increase. The store will
be bounded to the east by FM 685 and the south by Pfennig Lane,
across from the Pflugerville Justice Center. Also, Austin City Council
approved a series of zoning changes involving Wal-Mart. The changes
allow the company to expand a store on U.S. 290 West at South MoPac
Boulevard (Loop 1) while limiting development on another property
over the environmentally sensitive Edwards Aquifer. In the deal,
the store on U.S. 290 will add about 40,000 square feet, building
a grocery section over part of its parking lot. The council also
approved rezoning a 34-acre Wal-Mart tract at West Slaughter Lane
and South MoPac under updated city rules that prevent building a
big box store there. The company has agreed to hand 24 of those
acres over to the city to keep pristine. Wal-Mart will keep ten
acres, which under the arrangement could accommodate about 45,000
square feet of commercial development.
